ROOFING RESOURCE CENTER
Our team helped a company with national reach restore the roof on one of their distribution centers in Houston, TX. This included restoring the facility’s original built-up roof (BUR), which consisted of multiple layers of tar and embedded rock aggregate. The main purpose of this project was for them to bring the surface back to top performance with restoration because the existing condition was poor. This property was part of a large distribution portfolio and the property sale was under negotiation during the project. Time was of the essence, and timely completion, inspection, and warranty approval were critical. While the project had some challenges, we still delivered excellent end results.
Conditions
Since we were restoring a national distribution center roof for this project, there were many trucks coming in and out of the facility daily. The climate during the completion of this project was humid and rainy.
Challenges
There were two challenges our team faced while restoring this national distribution facilities roof. The first one was coordinating installation work to make sure there were little to no disruptions. This was critical to ensure all the trucks coming in and out could continue normal distribution schedules. The second challenge was making sure everything was complete within the project timeline, despite having rain delays. This required our team to handle schedule changes throughout the project.
Process & System Information
To provide predictable and consistent results, our team used our systematic communication and execution process from start to completion. While working on the project on-site, our production team had weekly meetings with the customer and communicated directly with their third-party consultant daily. These weekly meetings covered project progress, estimated completion date, inspection updates and any challenges or changes to collaborate on. These brief meetings kept 8 interested parties fully informed and kept the project moving smoothly.
Our team used a High Density Closed Cell Spray Polyurethane Foam (SPF) system to restore the facility’s roof to top performance. This provided the customer with a 15-year Labor, Material, and Workmanship Warranty.
Timeline
This project was under a tight deadline and needed to be completed by March 1st, 2023, because the customer was selling the facility.
Outcome & Benefits
The project restored the national distribution center’s existing BUR surface with an SPF system and brought it back to top performance. The results were excellent because we sprayed the foam and installed the fluid-applied system over the SPF to the spec. When testing the final application, the customer’s third-party consultant was pleased with the outcome.
Using this type of system and taking advantage of restoration allowed the customer to bring their roof back to top performance without tearing off the original membrane—reducing landfill waste. This particular system provided a reflective roof system, as well as an increase of R10 with the SPF installation, which will cool the building and reduce energy consumption of the facility. Additionally, the customer now has a new roof for 15+ years with the ability to scrub carbon from the atmosphere—since we applied our White Hat Industrial Blend on top of the system.
Our team also made sure to recycle all the barrels and buckets of material used to complete the project to help further reduce waste.
Since the completion of this project, we’ve been continuing to work with this customer at some of their other national locations and plan to continue working together in the future.
