This fluid-applied retail case study showcases how our team helped a retail real estate management company restore a high-traffic retail location in Texas.
This included using fluid-applied solutions and our proprietary processes to restore the facility’s original substrate of Ethylene Propylene Diene Monomer (EPDM). The primary purpose of the project was for the management company to bring the surface back to top performance to ensure a continued positive experience for both employees and retail customers. Throughout the duration of this project, it was imperative that disruptions remained minimal.
Conditions
Since we were restoring a retail property, there were people coming and going from the location every day during operational hours. We also expected rainy weather during the completion of this project, which could have affected the completion time.
Challenges
One challenge our team faced during this project was making sure the existing patching and soft spots on the roof didn’t have trapped moisture. This was important to ensure there was no existing structural damage. The other challenge we faced was the uncertainty around the weather. To resolve this, our team specified a system that was rain safe within 20-minutes of application to allow for minimal delays. This made it possible for our team to complete the project ahead of schedule.
Process & System Information
To provide predictable and consistent results, our team used our systematic communication and proprietary fluid-applied installation processes from start to finish. Whenever we were on site, we stayed in constant communication with the store manager to ensure they were aware of what was happening at all times and minimal disruptions were maintained.
During installation, we restored the existing EPDM substrate with a silicone solution. This also provided the customer with a manufacturer backed 15-year Labor, Material, and Workmanship Warranty.
Timeline
This project was projected to take 10 days, but our team completed it for the customer in only 5 days. The early completion resulted from finishing the project before the rain.
Outcome & Benefits
This project restored the existing metal and EPDM roof held by a retail real estate management company with a silicone solution backed by a 15-year Labor, Material, and Workmanship Warranty. Upon final inspection, the results showed that the system was installed to SPEC and able to provide the customer with a better solution.
