Preserving Retail Centers with Fluid-applied Roof Restoration

Published by Eileen Ybarra on March 26, 2025

Our team of fluid-applied roof restoration experts helped a real estate investment company preserve the structural integrity across two of their large retail roofs in Alabama.

This included restoring the original Ethylene Propylene Diene Monomer (EPDM) substrates to bring the existing surface back to top performance. This customer was also particularly interested in reducing waste to landfill. For this project, minimal disruptions were also critical because the retail centers had multiple tenants and customers coming in and out every day.

Conditions

Since the property had multiple retail stores, there were employees and customers arriving and leaving throughout all operational hours. This made it imperative for our team to plan ahead with the customer to prevent any disruptions.

Challenges

The primary challenge our team faced while preserving the large retail center with restoration was ensuring any previous leak concerns were addressed. This was especially important to the customer because they were spending lots of money on repairs and wanted to gain a more permanent fix to their leak problem.

Process & System Information

To provide predictable and consistent results, our team used our systematic communication and proprietary fluid-applied installation processes from start to completion. While working on the project, our production team met with the customer to ensure they had all necessary information.

Our team restored the existing metal and EPDM roofs with a silicone solution. This also resulted in the customer gaining a manufacturer backed 15-year Labor, Material, and Workmanship Warranty.

Timeline

We completed this project within the customer’s desired timeline, and our team worked diligently to prevent any potential delays.

Outcome & Benefits

This project restored the existing EPDM substrates on two roofs at a large retail center, held by a real estate investment company, with a silicone solution backed by a 15-year Labor, Material, and Workmanship Warranty. Upon final inspection, the results showed our team installed the system to SPEC, and the customer saved a significant amount of waste to landfill. Both outcomes the customer was very pleased with.

“Working with White Hat Industrial is like having somebody you’re comfortable with run a project for you and prevent you from having extra work. There’s no hassle with. tearing off and throwing out your old roof. Their systems work without major demolition, providing less disruption overall. If you’re still hesitant, do your research, talk to them, get references. We did that and that’s how we went down this path. A path that has allowed us to save hundreds of thousands of dollars across individual projects. When we look at where we are now in this partnership, we couldn’t be happier.”

Since this project, we’ve been continuing to work with this customer to restore their properties nationwide.
