When Fluid-applied Roofing Systems Are a Bad Idea

As a commercial roofing consultant, your role is part detective and part problem-solver. You’re not just guiding clients through the decision-making process, you’re helping them protect their built assets. This makes it imperative for you to present them with the best options in every scenario, including whether innovative fluid-applied roofing systems are the right fit.

In this article, we explore when fluid-applied is a bad idea and when they ultimately win with long-term value.

When Fluid-applied Roofing Systems Are Not a Good Fit

There are many misconceptions about these solutions, and why they are not a good fit in different scenarios. However, there are two major factors that can make choosing them a bad idea.

  1. The Existing Surface is Beyond Restoration. When the existing roof’s surface has no remaining value and is too saturated or structurally damaged, fluid-applied roofing systems (while restorative) cannot bring the roof back to top performance. In many cases, the threshold for what is considered “beyond restoration,” is a roof with 15% or more saturation.
  2. Moisture Damage is More Than 15% of the Roof. In most cases, we find (based on the construction of the roof) that it is completely saturated or it’s under 5% saturated. With minimal saturation present, it is not necessary to dispose of the entire roof. There is still value there.

Fluid-applied roofing systems are not the problem, it’s typically the process of selection and installation. And as a consultant, you have to bring in an expert who installs these solutions 100% of the time and will voice when it it’s the right fit.

When Fluid-applied Roofing Systems Are a Good Fit

Now, just because fluid-applied roofing systems can be a bad idea, doesn’t mean they always are. In fact, when the conditions are right and they’re installed correctly, they are one of the most cost effective and sustainable roofing solutions available.

But when are they a good idea?

  • The roof does not have excessive saturation and remains structurally sound.
  • The partner you’re working with installs these solutions 100% of the time.
  • The goal is a long-term option to reserve the roof for 15-20 years.
  • The building is in a high-traffic area and minimal disruptions are essential.
  • The building owner or property management company are vested in sustainability.

While you don’t need to sell specific roofing systems as the universal one-size fits all solution, you do need to help your clients diagnose and protect their built assets. And more often than not, fluid-applied roofing systems are a viable option for commercial roofs nationwide.
