Roofing Warranties: What do they really mean?

So what are the common roofing warranties available in the commercial market?

Typically, there are three common roofing warranties you will see in the commercial market.

  • Material Only Warranty
  • Labor and Material Warranty
  • Labor, Material, and Workmanship Warranty

Here are each of them further explained:

Material Only Warranty

A Material Only Warranty means that if the material on your roof fails, the manufacturer would send you more roofing material in buckets or barrels. This would leave you to decide what you want to do with those replacement materials. This could mean you end up paying for someone to make the repairs. In this situation, you’re left with unexpected expenses that you might not have considered in your budget.

Labor and Material Warranty

A Labor and Material Warranty means that if the material on your roof fails or an unexpected issue arises, the manufacturer will send you more roofing material. Additionally, they would also provide you with the labor needed to resolve the existing concerns. This can be better than a Material Only Warranty, but it’s important to also consider how those conversations might go. For example, if the manufacturer doesn’t believe they are at fault for the issue with your roofing system, they may not honor the labor and material warranty.

Labor, Material, and Workmanship Warranty

A Labor, Material, and Workmanship Warranty means that your roofing partner has specialty certifications and performs more testing of the current structure before, during, and after the installation of your commercial roofing system. Then, a third-party inspection when the roof install is completed to ensure your partner installed your system the right way. With this type of warranty, you’re able to have more eyes and technical data points on your roof throughout the process.
