Fluid-applied Resources

Our team helped a real estate investment company revive one of their large warehouse properties outside of Chicago, IL. This included evaluating the existing performance of the metal substrate, installing a new fluid-applied roofing system, and using proprietary processes at all stages.
The main purpose of this project was for the investment company to bring the existing roof back to top performance without the disruption of an entire replacement. This was especially important because there were people and trucks coming in and out of the property all day.
Conditions
The conditions for this project were unique because it was critical for the customer to remodel the building and get a new tenant in. They also made it clear that gaining a fully transferable warranty was non-negotiable. This made working with us a great choice because of our expertise in restoration and ability to offer fully transferable warranties.
Challenges
Since the existing TPO system was very dirty and had 14 miles of seams. Prior to installation, we made it a priority to clean the surface and prepare all the seams for the new seamless solution.
Additionally, the property was a large warehouse with daily traffic, our on-site team had to be in constant communication with the customer to ensure minimal disruptions.
Process & System Information
To provide predictable and consistent results, our team used its systematic communication with the customer to ensure they had all information necessary and our proprietary installation processes to provide the best outcome.
Ultimately, our team restored the existing TPO roof with a fluid-applied roofing system. This also resulted in the customer gaining a manufacturer backed 15-year Labor, Material, and Workmanship Warranty.
Timeline
This project was projected to take about a month and a half to complete.
Outcome & Benefits
This project restored the existing TPO roof of a large warehouse outside of Chicago. This resulted in the customer gaining a 20-year Labor, Material, and Workmanship Warranty. Additionally, they also gained a 7-figure cost saving and a new seamless solution, while diverting 131 Tons from landfill.
Upon the final walk-through, the customer was very pleased with the outcome and the results showed our team installed the new system to SPEC.
There is no doubt the customer received a better solution for their property and gained long-term value.
