Restoring to Stop Endless Leaks at a Retail Property

Published by Eileen Ybarra on October 20, 2025

Our team helped a property management company restore one of its strip malls in Michigan with an existing EPDM surface. This included evaluating the current condition, installing a new silicone system, and using proprietary processes.

The main purpose of this project was for the customer to bring the roof back to top performance without major disruption. This was especially important because there were employees and customers coming in and out of the property daily.

Conditions

This roof had a couple of grease traps and pans that our team needed to remove. By removing these and cleaning the existing surface prior to restoration, the roof already had a better appearance.

Challenges

The customer was experiencing many leaks on the south side of the building, and didn’t know where they were coming from or if they were even roof-related. Upon inspection, our team took time to repair and address any issues pertaining to the roof and coping. We also provided the customer with recommendations to resolve the other leaks that were not roof related and coming in through the brick wall.

Process & System Information

To provide predictable and consistent results, our team used its systematic communication with the customer to ensure they had all information necessary and our proprietary installation processes to provide the best outcome.

Ultimately, our team restored the existing EPDM roof with a new silicone roofing system. This resulted in the customer gaining a manufacturer-backed 20-year Labor, Material, and Workmanship Warranty.

Timeline

This project was set to take 2 weeks. However, our team got it done within a week and a half.

Outcome & Benefits

This project restored the existing EPDM roof of a property management company’s strip mall in Michigan. The new silicone system provided the customer with a 20-year Labor, Material, and Workmanship Warranty. Upon final walk-through, the customer felt good about the final project outcome.
