Restoring a Medical Facility With Minimal Disruption

Our team helped a medical real-estate investment company revive one of its hospital properties in the Northeast. This included evaluating the existing performance of the metal substrate, installing a new fluid-applied roofing system, and using proprietary processes at all stages.

The main purpose of this project was to restore the roof without the disruption of replacement. This was important because patients and employees were coming in and out of the hospital at all times.

Conditions

Because of the nature of the building being a hospital, the customer wanted its new system to be tan and not white. This was important for them to help prevent extensive reflection at the property, which could’ve potentially impacted patient comfortability.

Challenges 

Since the property was a large hospital, there were 30+ different roof elevations and 6 different roof types our team needed to restore. These technical complexities made it critical for our team to plan early on and schedule installation in sections.

Process & System Information

To provide predictable and consistent results, our team used its systematic communication with the customer to ensure they had all information necessary and our proprietary installation processes to provide the best outcome.

Ultimately, our team restored the existing TPO, EPDM, Mod Bit, BUR, Rolled Asphalt, Metal, and existing coated roofs with a new fluid-applied roofing system. This also resulted in the customer gaining a manufacturer backed 15-year Labor, Material, and Workmanship Warranty.

Timeline

This project was projected to take a little over two months to complete.

Outcome & Benefits

This project restored the existing TPO, EPDM, Mod Bit, BUR, Rolled Asphalt, Metal, and existing coated roofs of a large medical facility. This resulted in the customer gaining a 15-year Labor, Material, and Workmanship Warranty. Upon the final walk-through, the customer was very happy with the outcome and the results showed our team installed the new system to SPEC.

There is no doubt the customer received a better solution for their property and gained long-term value.
