Getting More With Fluid-applied Roof Restoration

Published by Eileen Ybarra on May 15, 2025

Jeff L., a VP of Property Management at a real estate investment and management company, has seen many types of roofing solutions throughout his career.

When asked to describe their roofs prior to and after working with White Hat Industrial, Jeff said:

ROOFS BEFORE WHITE HAT INDUSTRIAL Image shows a before and after image of a EPDM roof restored by the White Hat Industrial team at a high-traffic retail property.

“Every roof that we’ve had White Hat Industrial look at and restore desperately needed work. I would say the roofs were in a failing condition, non-warranted, and definitely needing a better solution.”

“After restoring our roofs with the fluid-applied solutions at White Hat Industrial, we couldn’t be happier. The systems work and our team has peace of mind knowing we have a partner who will be there.”

White Hat Industrial vs. Other Contractors

Prior to working with our team, Jeff had previous experiences with fluid-applied roofing systems. However, he shared how what White Hat Industrial does is just different from other contractors.

“I have experience with some fluid-applied roofing systems in the past. More of them, though, were what I consider coatings, not what White Hat Industrial does. I say this because White Hat Industrial applies a liquid-fluid-applied membrane as opposed to basically painting a coating on an existing roof. But not only does the system provide more durability, the way the entire team operates allows for more intentionality and preparation. This is starkly different from coating people who will just go up on your roof with a leaf blower and blow the roof clean before painting a coating on.

Experience with White Hat Industrial

With leaks being a common issue in the commercial roofing space, Jeff also highlighted some benefits of choosing fluid-applied roof restoration.

“When I think about the leaks we used to have on our properties, 40% of the leaks that we had seemed to be related to seam failures or splits. But with the White Hat Industrial approach, and the liquid-fluid-applied membrane, there are no seams. So, right off the bat, the system eliminates 40% of our headaches, which is a tremendous step towards making a better environment for the tenants and owners.”

Jeff L. | VP of Property Management

He continued to share more about the exceptional experience they gained by working with White Hat Industrial from start to completion, and beyond.

“The planning and the initial inspection go a long way towards the system’s outcome. White Hat Industrial will go out, look at your roof, and be very honest. If they can’t do a system because of leaks or saturation or another issue, they’ll simply tell you upfront because they’re not interested in selling you something they can’t deliver. Their team goes out, does their due diligence, inspects with close attention to detail, and provides you with a proposal based on their findings. So, when working with White Hat Industrial, you can know this solution is going to work without question from the beginning.

When you see them actually working on your roof, it’s clear that they spend half the effort, or more, preparing the surface for the liquid membrane application. And because they take the time to do all this, you get one sealed tight system.”

The Selling Value of White Hat Industrial’s Fluid-applied Solutions

Being in the real estate management space, it’s not uncommon to sell a property with a roof under warranty or with a fluid-applied solution. Here’s what Jeff had to say about their experience selling properties with White Hat Industrial roofing systems.

“We have installed a few systems where the property has been sold. Each time, the people were not familiar with the White Hat Industrial approach or the system type. However, we worked with them to get them comfortable with it by showing them some examples, and even introducing them to the White Hat Industrial team during the sale process. In both cases, the buyers were happy with the product and warranty. Especially, because they were gaining a workmanship warranty lasting the whole life of the warranty rather than the typical 2-5 years normal. These factors simply made the sale easier.

To Work With, Or Not Work With White Hat Industrial

When asked if he would recommend White Hat Industrial to anyone considering fluid-applied systems and roof restoration, Jeff said,

“To anyone considering fluid-applied with White Hat Industrial, you can call me for a reference anytime. And if you don’t consider White Hat Industrial, you’re making an expensive mistake.

Look at it like this: You get a custom-fit, seamless, fluid-applied membrane system, not just a coating. What White Hat Industrial and their team do is not the coating of yesterday, it’s a much better system. Believe me, working with them is an easy win.

I can proudly say that I have recommended White Hat Industrial to others, and plan to continue working with them for other projects.”
